1. Acceptance of these terms

By browsing this site or submitting an enquiry, you agree to these terms and to our Privacy Policy. If you do not agree with them, please do not use the site.

2. Who we are

Thailand Assets is a real estate agency for Phuket operated by GoITExpress Phuket Co., Ltd. Our team markets properties on behalf of their owners and helps buyers and tenants find suitable properties. Our role, and any fee, in a particular transaction is agreed separately with the party we act for. Some listings on this site are published by partner agents: independent agents who market their own listings here. For a partner agent's listing, that agent markets the property and answers your enquiry, and Thailand Assets does not act in that transaction. We are not a party to any sale or lease you enter into.

3. Listing information

Our team prepares its listings with the owner, and partner agents publish their own, which name them. Every listing shows the date its availability was last confirmed, but details change and mistakes happen. Always verify price, title, ownership structure, permitted use and measurements independently before you commit to anything. A partner agent is responsible for the accuracy of their listings.

4. What “availability last confirmed” means

The availability information on this site has a specific, limited meaning:

• “Availability last confirmed” is the date on which the owner, or the agent responsible, last confirmed to us that the property is still available. It is not an inspection.
• A listing that has not been reconfirmed within our review window is taken out of search and may already be unavailable.
• Prices and terms are those last given to us and may change before an agreement is made.

5. No professional advice

Nothing on this site is legal, tax, financial or investment advice. Thai law restricts foreign ownership of land and limits foreign ownership within condominium buildings, and structures such as leaseholds, usufructs and Thai company holdings carry legal and tax consequences that differ from one buyer to the next. Take independent Thai legal and tax advice before you buy, lease, or transfer any property.

6. Acceptable use

When you use this site you agree to the following:

• Submit accurate information and genuine enquiries only — do not impersonate anyone or supply false contact details.
• Do not bulk-copy, scrape or bulk-download listings, photographs or other content from the site, and do not republish them elsewhere without our written permission. This does not restrict search engines and AI search services from crawling and indexing our public pages as our robots.txt file allows, or anyone from sharing links to our pages.
• Do not use the site or its contact channels to send advertising, spam or solicitations.
• Do not attempt to interfere with the security or availability of the site, or with any other user's account.

7. Agent accounts

New agent registration is closed; team accounts are created by invitation. Partner agents with an existing account may continue to publish and manage their listings under these terms and their plan. They confirm that they are entitled to market each property they list, that their listing content is accurate and kept current, and that they hold the rights to every image they upload. We may edit, unpublish, archive, reject or remove any listing, and may suspend or close an account, at our discretion — in particular where a listing is duplicated, misleading, or is not re-confirmed within our review window.

8. Plans for existing partner agent accounts

The free plan allows up to 5 properties. Premium allows up to 15 properties for THB 800 per month, and Premium Plus up to 30 properties for THB 1,200 per month. Each allowance is the total number of properties on the account.

• Every listing counts towards the allowance except archived listings and listings we have removed. That includes drafts, listings in review, published, unavailable and rejected listings.
• Paid plans are bought by bank transfer. A plan is activated only after our team has verified the payment, and runs for one calendar month from approval. Renewing the same plan before it expires extends it by one month from its current expiry. Changing to a different plan starts a new month from approval.
• Payments are not prorated, credited or refunded, except where required by law. Plans do not renew automatically.
• When a paid plan expires, the allowance returns at once to that of the free plan, and the account cannot add or publish further listings while it holds more listings than that allowance.
• For 7 days after a paid plan expires, every listing that was publicly visible stays publicly visible. After those 7 days, only as many published listings as the free plan allows stay publicly visible. The agent can choose these in their dashboard. Any places not chosen go to the most recently confirmed listings, then the most recently published. The other listings are hidden from the public but not deleted: their details, photos and enquiries are kept, and the agent can still see and edit them.
• When a payment to renew or upgrade is approved, hidden listings become publicly visible again, up to the allowance of the new plan, provided they are still published, have not been removed by us, and belong to an account that is not suspended. If we move an account to the free plan, the same 7-day period applies. If we move an account from Premium Plus to Premium, the lower allowance applies immediately.
• Payment receipts you upload are kept privately, are accessible only to you and our authorised administrators, and are used only to verify your payment.

9. Intellectual property

The Thailand Assets name, design, software and the content of this site belong to GoITExpress Phuket Co., Ltd. or its licensors. Photographs and descriptions supplied by a property owner or by a partner agent remain theirs and are licensed to us for publication on this site. You may view, print and share pages for your own personal, non-commercial use.

10. Availability and liability

The site is provided on an “as is” and “as available” basis. To the fullest extent permitted by Thai law, we are not liable for loss arising from reliance on listing information, from your dealings with any partner agent, seller or landlord, or from any interruption, delay or error in the service. Nothing in these terms excludes or limits liability that cannot lawfully be excluded or limited.

11. Governing law

These terms, and any dispute arising from them or from your use of this site, are governed by the laws of Thailand, and the courts of Thailand have exclusive jurisdiction.

12. Changes to these terms

We may update these terms as the service develops. The effective date at the top of this page identifies the current version, and continuing to use the site after a change means you accept the updated terms.
