1. Acceptance of these terms

By browsing this site, submitting an enquiry, or creating an agent account, you agree to these terms and to our Privacy Policy. If you do not agree with them, please do not use the site.

2. What Thailand Assets is

Thailand Assets is an advertising and introduction platform for Phuket property, operated by GoITExpress Phuket Co., Ltd. We publish listings supplied by independent estate agents and pass your enquiries to them. We are not an estate agent, broker, developer or property manager; we do not act for you, for any seller or for any landlord; and we are not a party to any sale, lease or other agreement you go on to enter into.

3. Listings are supplied by third parties

Every listing — its photographs, price, floor area, ownership structure and description — is supplied by the listing agent, who is responsible for its accuracy. We review listings before publication and require agents to re-confirm availability on a regular cycle, but details change and mistakes happen. Always verify price, title, ownership structure, permitted use and measurements independently before you commit to anything.

4. What our verification does and does not mean

The verification signals on this site have specific, limited meanings:

• A verified agent has had their identity and business credentials checked by our team. It is a check on the agent, not an endorsement of any particular listing, price or transaction.
• "Availability last confirmed" shows the date on which the listing agent last told us the property is still available. It is the agent's statement, not an inspection by us.
• A listing that has not been re-confirmed within our review window is flagged as awaiting re-confirmation and may already be unavailable.

5. No professional advice

Nothing on this site is legal, tax, financial or investment advice. Thai law restricts foreign ownership of land and limits foreign ownership within condominium buildings, and structures such as leaseholds, usufructs and Thai company holdings carry legal and tax consequences that differ from one buyer to the next. Take independent Thai legal and tax advice before you buy, lease, or transfer any property.

6. Acceptable use

When you use this site you agree to the following:

• Submit accurate information and genuine enquiries only — do not impersonate anyone or supply false contact details.
• Do not scrape, copy, republish or bulk-download listings, photographs, agent details or any other content from the site.
• Do not use the site or its contact channels to send advertising, spam or solicitations to agents or to us.
• Do not attempt to interfere with the security or availability of the site, or with any other user's account.

7. Agent accounts and listing content

Agents who publish on Thailand Assets confirm that they are entitled to market each property they list, that their listing content is accurate and kept current, and that they hold the rights to every image they upload. We may edit, unpublish, archive or reject any listing, and may suspend or close an account, at our discretion — in particular where a listing is duplicated, misleading, or is not re-confirmed within our review window.

8. Intellectual property

The Thailand Assets name, design, software and the compilation of content on this site belong to GoITExpress Phuket Co., Ltd. or its licensors. Listing content remains the property of the agent who supplied it and is licensed to us for publication here. You may view, print and share pages for your own personal, non-commercial use.

9. Availability and liability

The site is provided on an "as is" and "as available" basis. To the fullest extent permitted by Thai law, we are not liable for loss arising from reliance on listing information, from your dealings with any agent, seller or landlord, or from any interruption, delay or error in the service. Nothing in these terms excludes or limits liability that cannot lawfully be excluded or limited.

10. Governing law

These terms, and any dispute arising from them or from your use of this site, are governed by the laws of Thailand, and the courts of Thailand have exclusive jurisdiction.

11. Changes to these terms

We may update these terms as the service develops. The effective date at the top of this page identifies the current version, and continuing to use the site after a change means you accept the updated terms.
